Project Overview
Building Management Partners (BMP) was called to respond to a critical mechanical issue at Watertower Square in Newport, KY, where the cooling tower’s fan motor was failing due to worn bearings. The issue had led to persistent noise complaints from nearby residential neighbors, prompting swift action to ensure comfort and compliance.
Scope of Work
-
Identified failing motor bearings in the rooftop cooling tower fan motor.
-
Diagnosed the source of loud operational noise affecting neighboring residential units.
-
Sourced an OEM replacement motor directly from Evapco’s Baltimore facility.
-
Coordinated overnight shipment to minimize system downtime.
-
Partnered with D-Crane for equipment lift logistics.
-
Over 130 feet of boom were required to reach the cooling tower atop the building.
-
The replacement motor weighed 337 lbs and was safely hoisted to the roof.
-
-
Completed fan motor replacement and system testing.
Project Outcome
The proactive replacement of the cooling tower fan motor restored optimal functionality to the building’s HVAC system and significantly reduced noise levels. BMP’s quick response and efficient coordination ensured minimal disruption to tenants and neighboring residents, while also extending the lifespan and reliability of the mechanical system.
