Project Overview
Building Management Partners is completing a critical boiler replacement at Chapel B to improve efficiency, reliability, and long-term sustainability. The original 1,430,000 BTU Teledyne boiler, installed in 1999, had reached the end of its 25-year ASHRAE life expectancy. After multiple failures during the last heating season, repairs became costly and downtime disruptive—making a full system upgrade the best solution.
This project introduces two high-efficiency Lochinvar FTX725N boilers, offering advanced performance, redundancy, and significant energy savings.
Scope of Work

Demolition & Removal of the existing 26-year-old Teledyne boiler (1,430,000 BTU, 2-stage, 82% efficiency)

Weekend Shutdown to drain the loop, adapt piping, and add isolation valves for two-boiler redundancy

Installation of (2) Lochinvar FTX725N Boilers

7:1 turndown ratio per boiler (14:1 combined)

Includes condensate neutralizer kits and (2) ½ HP pumps

System Adaptations including gas piping, supply/return water lines, drains, flue piping, combustion air piping, and electrical

Electrical Upgrades with new circuits, pumps, and emergency shutoff switch

Bag Filter Housing Replacement with updated piping

Integration of Advanced Controls with outdoor air and loop temperature sensors programmed on an outdoor reset curve

Piping Insulation for improved thermal efficiency

Factory Startup & Commissioning with state of Kentucky boiler inspection and permits

Remote Monitoring via Lochinvar Con-X-Us app, enabling internet connectivity, real-time alerts, and performance tracking
